The number of detached single-family homes sold in 2022 was 307, down from the 342 sold in 2021, again reflecting the lack of inventory. The Tallahassee market saw the average home price soar from $307,302 in May 2021 to $361,768 in May 2022. Almost a 15% increase. On top of that, the average home sold price was nearly $5,000 higher than the average list price in May of 2022. In May of 2021, the average sold price was only $970 higher than the list average list price.
There was not much of a notable difference in inventory of townhomes and condos sold in 2022 vs. 2021. However, prices were on the rise as the average sold price was up by about 18%.
